Overcoming Your Homes Disadvantages The Smart Way!
All homes have advantages and disadvantages. As agents we try and coach our clients prior to taking them out to show homes and let them know that there will have to be some compromises made as they are choosing their “perfect” home.
They may have to forgo their dream kitchen in order to attain their ideal location or if they want that perfect master suite they may have to settle for a smaller backyard. Usually you can’t get all you want in a home. There are compromises buyers expect to make.
A good guide that has proven helpful with my clients is for them to make a list of their wants in a home. If we find a home that has 80% of their wants, and it’s a home they love, they better understand that more than likely that is in all likelyhood as good as we are going to find.
Okay, but what if you are a seller and you are selling a home that has some flaws that aren’t so great in your opinion? Have no fear, their are ways to work with them. What appears to you as a flaw may be a blessing to someone else! It’s all in the perspective…. and the marketing!

Problem: House with no backyard.
Marking plan: Rather be golfing than mowing? Come see this home! Low Maintenance Yard. Condo Alternative Home. Easy Care Home, lock up and go for the homeowners on the go!
Problem: Home sits directly over freeway
Marketing Plan: Excellent location close to freeway access for commuters. Tired of driving to and from work all day, come check out this centrally located home minutes to hwy access.
Problem: Difficult location or floor plan
Marketing Plan: This is a little different in that, as you probably bought your home for a good value because of these flaws, your home will probably be offered as a value proposition for sale as well. Perfect for first time homeowners. Great for starter families. Large home great value!
So, don’t despair…. their are buyers out there that are willing and excited to buy your home just as it is. It’s all in the marketing! There is always a certain group that every home will fill a need for.
